Principal Certifier (PC) Appointment & Occupation Certificates
After a Complying Development Certificate (CDC) or Construction Certificate (CC) is approved and issued, before any work can commence, the owner must appoint a Principal Certifier (PC). The Principal Certifier (PC) oversees the development during the construction phase and completes all mandatory building inspections, known as critical stage inspections, to ensure the building standards are met. 4U Certification lists all mandatory critical stage inspections at approval stage, this way the owner can fully understand the mandatory inspection requirements up front. During the construction phase 4U Certification will issue Inspection Reports immediately after the inspection has been undertaken, outlining the inspection result along with a number of photos for your records.
Once building work is complete, the Principal Certifier (PC) will undertake the final inspection and issue an Occupation Certificate (OC) if all requirements have been satisfied. The Occupation Certificate is a legal document for the owner of the property to confirm all work has been completed in accordance with the Development Consent and Building Code of Australia and that the property is safe to occupy.
