A Building Code of Australia (BCA) report is a document used to demonstrate compliance or non-compliance of a building or proposed building design. A BCA report can be used or may be required in the initial design phase of plans to identify issues at the Development Application (DA) lodgement, CDC application stage and for retrospective Building Information Certificate applications. An Occupation Certificate authorises the occupation and use of a new building or a new part of an existing building. The Occupation Certificate finalises the formal development and construction process. An Occupation Certificate is also commonly used by legal representatives and conveyancers to ascertain legality for new buyers of a property to ensure any works undertaken have been legally approved.

Before you can commence any approved building or construction work, you must appoint a Principal Certifier (PC). This can be a registered building surveyor, your local council or a registered body corporate (certification company). The PC carries out mandatory building inspections, known as critical stage inspections during the construction period to ensure the building standards are met. Once works are complete the PC is responsible for undertaking a final inspection and issuing the Occupation Certificate if all requirements have been met. You may apply to appoint 4U Certification as your PC at the same time you apply for your Construction Certificate or Complying Development Certificate.
